Description: This public-private collaboration brought together the North Kansas City school district’s Students in Academically Gifted Education (SAGE) program and Northwest Missouri State University.

Features: The area dedicated to the SAGE program offers an open, studio-type learning environment where more than one class and more than one teacher can share the same space and cover multiple subjects at the same time. The location serves SAGE students in kindergarten through fifth grade.

Challenges:“The construction site was very challenging,” said Jason Glasrud, CBC Real Estate Group development manager. “There is a waterway that runs through the property. We had to do our job without interfering with that.”

Community impact: The construction site previously was a vacant lot that was owned by the city.

“It brings people to downtown Gladstone who might otherwise not be there on a regular basis — faculty, students, parents,” Glasrud said.

Northwest Missouri State occupies more than 18,000 square feet, including a dozen state-of-the-art classrooms, on the fourth floor. The school offers bachelor’s degree completion programs through this location in areas such as business management, marketing and education.

What’s ahead: North Kansas City’s gifted program has moved in, but Glasrud said the school district has more room — a total of 60,000 square feet — to use. In addition, the building has more than 6,000 square feet of office space for lease on the third floor, he said.
