The Rocks at Roeland Park • Roeland Park, KS

In February 2016, the City of Roeland Park, Kan., selected CBC Real Estate Group to provide consultancy services to determine the economic feasibility for the development of two city-owned properties along the community’s main thoroughfare, Roe Boulevard, which mark the north and south entrances to the City. For this assignment, CBC provided “insight as to what types of uses and levels of investment the market will support in light of neighboring developments, market demographics and social economic characteristics of the market area.”

The first property, an approximately six-acre site near 48th and Roe Boulevard where the Roeland Park swimming pool was located until 1993, was originally a limestone mine. The caves left in the limestone from mining were not stable enough to be occupied, which presented a challenge to development.

The challenging acreage with steep grades, limestone rock formations, mature trees and caves had to be collapsed and filled so the property would be stable for new construction before it was ready for CBC to market as available for development. With the land stabilized, CBC’s efforts to market the site have begun and plans for an exciting new destination development are being developed by interested tenants. This new development is called The Rocks at Roeland Park.

The Rocks at Roeland Park is a destination development that includes an outdoor sports complex as well as hotel and restaurant sites. This major redevelopment effort is currently underway in the heart of Northeast Johnson County, across from major retail anchors such as Wal-Mart and Lowe’s and is only .4 miles from I-35.
